Property prices in Skellefteå falling fast

Residential property prices in Västerbotten continue to fall; in the last three months they have fallen by over three percent. On an annual basis, however, it is a more significant price drop that has occurred - especially in Skellefteå.

New figures from Svensk Mäklarstatistik, as reported by VK, show that prices in the Västerbotten property market continue to fall. The price of a house in Västerbotten has fallen by 13.2 percent over the past 12 months and by 3.2 percent over the past 3 months.

This is a larger decrease than in the county as a whole. In the county, house prices have decreased by 10.2 percent annually, but have increased by 2.1 percent in the last three months.

However, the fall in house prices varies depending on where in the county you live. The biggest drop is seen in Skellefteå, where house prices have fallen by 21.5 percent annually and by three percent in the last three months. In Umeå, house prices have fallen 7.9 percent over the past 12 months, but only 0.2 percent over the past three months.

Apartment prices in the county as a whole have fallen by 9.7 percent over the past 12 months, far more than the national fall of 2.4 percent. However, there has been a change in the last three months. The price of apartments in the county has risen by 0.7 percent.

In Skellefteå, the price of an apartment has fallen by 25.9 percent over the past 12 months and by 6.1 percent over the past 3 months. In Umeå, the price of an owner-occupied apartment has fallen by 6.7 percent annually, while it has risen by 1.3 percent in the last 3 months.

Svensk Mäklarstatistik states in a commentary on the statistics that the number of houses sold in Sweden continues to be low. During the last three months, 13,800 houses and 23,000 apartments were sold in Sweden, which is twelve percent less than during the same period last year.

Joakim Lusensky, head of analysis and communication at Mäklarsamfundet, comments on the statistics:

"The question on everyone's lips now is how property prices in Sweden will develop during the autumn. The majority of Mäklarsamfundet's members believe that prices will remain unchanged, but there are more who believe that prices will rise than fall," he says in a press release.
