Skebo takes initiative on long-delayed Kåge housing project

Bucking the economic trend, Skebo has begun construction on a major housing project in Sörbyn, Kåge. Fulfilling a long-held desire of Skellefteå municipality, the project will deliver 168 new residences across four high-rise buildings and two rows of terraced houses.

Plans for the area have been in place for years, but no company took the initiative until now. Skebo is stepping up to the plate with a 435 million kronor investment.

The project features four identical five-story apartment blocks. Each building will offer a mix of apartments, catering to various needs:

  • 1 x Four-room apartment
  • 10 x Three-room apartments
  • 16 x Two-room apartments

In total, these buildings will provide 108 new apartments.

– We're using traditional concrete casting for these high-rises, explains Andreas Burlin, site manager at Contractor Bygg. While Contractor Bygg is known for their wood construction using prefabricated wall sections from Jörnträhus, Burlin says this method is better suited for low-rise buildings.

The terraced houses, however, will leverage Contractor Bygg's prefabricated wall system, with the first walls arriving on site as early as June. To prioritize safety, occupancy of the townhouses will be delayed until the high-rises are complete.

Each house will be a spacious five-room unit spread over two floors. The ground floor will feature a living room, kitchen, and laundry room, while the upper floor will offer four bedrooms.

Construction began in February with groundwork, including excavation and piling (driving deep foundations). Notably, 78 piles were driven per high-rise building to ensure stability on the former agricultural land.

Foundation work has progressed steadily, with pipes and cables now installed and insulated. By the summer break, all high-rise building foundations are expected to be complete, with wall casting commencing shortly thereafter.

Looking ahead, construction on additional plots is planned for later this fall. These plots were originally intended for condominiums by Ekeblad Bostad, but the project fell through. Skebo will instead build rental apartments there.

Building permits for these additional plots haven't been filed yet, so their completion will occur last. These plots will also feature five-room terraced houses.

Skebo project manager Martin Wikström anticipates the new homes will be available for rent in fall 2025, with the first tenants moving in during the first quarter of 2026.
