More than half of houses sold below the asking price

While there are positive signs in the housing market, such as an increase in sales, Hemnet figures reveal that more than half of houses are still selling below asking price, according to figures from Hemnet.

Real estate website Hemnet reports that 7,640 houses have been sold so far this year, with nearly 4,000 selling below the asking price.

This suggests a more active market where buyers and sellers are finding common ground on pricing. Hemnet's market analyst, Erik Holmberg, attributes this to a more predictable economic climate due to falling inflation and the anticipation of the first interest rate cut.

However, the trend of selling below asking price has shown a slight improvement compared to last year, dropping from 55% to 51% so far this year.

Among January and February sales, Kalmar and Södermanland counties saw the highest proportions of properties selling below asking price (62% each), while Västerbotten saw the lowest (37%).

Holmberg suggests that the high number of below-asking-price sales is due to both the increased market activity and sellers maintaining relatively high initial asking prices.
