Large parts of central Skellefteå change ownership

Two whole city center blocks, encompassing four properties, will have a new owner when Diös sells them: One block is adjacent to Guldtorget, including Citykompaniet, Åhléns and Länsförsäkringar, while the other stretches along Nygatan from Buketten to Ljusexperten, including Ck-garaget and ICA Supermarket Torget.

The buyer is Nordvestor Fastigheter AB, owned by three major players: Nordvestor Fastigheter's CEO Pär Nordlund via Nordvestor Förvaltning, Ronny Petterson via K.S. Bolagets Fastighetsbolag, and Nornan Invest, formerly known as Norra Västerbottens Förvaltning. Diös sells for 788 million kronor.

Nordvestor Fastigheter also acquires two entire blocks on the south side of Nygatan.

In fact, Diös acquired the properties in question, together with several others, from Nordvestor Fastigheter and only took them over in January 2022. The largest commercial tenants in the properties are Åhléns, ICA and Clas Ohlson.

When Diös acquired from Nordvestor Fastigheter two years ago, parts of the buildings on Skeppargatan were under development.

– With this sale, we are focusing our portfolio on offices while strengthening our financial position, including a lower loan-to-value ratio. With growth in places such as Skellefteå and increased demand for modern office space, we see significant potential in our business. Nordvestor Fastigheter is a good long-term owner of these properties and we look forward to further development," says Annie Franzon, transaction manager at Diös, in a press release.
